1. INITIATION PHASE



The Initiation Phase involves defining the project at a broad level. This phase includes the development of the project charter, which formally authorizes the project and provides the project manager with the authority to apply organizational resources to project activities. Key stakeholders are identified, and their needs and expectations are documented.

2. Design Phase



During the Design Phase, detailed project requirements are gathered and documented. This phase includes the creation of design documents, schematics, and blueprints. The project team collaborates with architects, engineers, and designers to ensure that the

project meets all technical specifications and client expectations.

The Planning Phase involves developing a detailed project management plan that outlines the scope, schedule, cost, quality, communication, risk, and procurement aspects of the project. This phase includes the creation of a Work Breakdown Structure (WBS) to organize the project’s tasks and deliverables.

4. Permit Phase



In the Permit Phase, all necessary permits and approvals are obtained from relevant authorities. This phase ensures that the project complies with local building codes, zoning laws, and environmental regulations. The project team works closely with regulatory agencies to secure the required documentation.

The Executing Phase involves coordinating people and resources to carry out the project management plan. This phase includes the following sub-phases:


Work Breakdown Structure (WBS): The WBS is used to break down the project into smaller, manageable components, ensuring that all aspects of the project are covered.


Stakeholder Management Plan: This plan outlines how the project team will engage with stakeholders, manage their expectations, and communicate project progress.


Team Management Plan: This plan details how the project team will be organized, including roles, responsibilities, and reporting structures.



Procurement Plan: This plan outlines the process for acquiring goods and services from external suppliers, including contract management and vendor selection.

6. Controlling Phase



The Controlling Phase is when the actual construction takes place, and all construction management tasks are involved. This phase ensures that the project stays on track by monitoring and measuring project performance. The project manager oversees the construction activities, ensuring that they align with the project plan and quality standards. This phase includes the following sub-phases:


Preparation: Preparing the site, ensuring all necessary resources, materials, and equipment are in place, and setting up temporary facilities.


Demolition: Safely removing existing structures or materials that are no longer needed, following all safety and environmental regulations.


Framing: Constructing the framework of the building, including walls, floors, and roof structures, ensuring structural integrity.


Plumbing: Installing plumbing systems, including pipes, fixtures, and fittings, ensuring compliance with plumbing codes and standards.


Electrical: Installing electrical systems, including wiring, outlets, switches, and lighting, ensuring compliance with electrical codes and safety standards.


Drywall: Installing and finishing drywall, including taping, mudding, and sanding to create smooth wall surfaces.


Painting: Painting walls, ceilings, and other surfaces, ensuring a high-quality finish and adherence to color specifications.


Finishes: Installing flooring, tiling, wallpaper, and other finishes, ensuring that all materials are installed correctly and meet design specifications.


Installing: Installing cabinets, fixtures, appliances, and other final components, ensuring that all installations are secure and functional.

7. Closing Phase



The Closing Phase involves finalizing all project activities, obtaining client acceptance, and closing out the project. This phase includes conducting a project review, documenting lessons learned, and releasing project resources. The project team ensures that all deliverables meet the required standards and that the client is satisfied

with the final outcome.
